Homeowners across the West Midlands have seen thousands of pounds wiped from the values of their properties over the last year. Latest data showed house prices fell across large parts of the region in the 12 months to August.
Dips were more extreme in some areas than others. In the B35 Birmingham postcode area, which includes Castle Vale, average prices plummeted by over £40,000.
While in B62 Halesowen, the typical value dropped by almost £30,000. The figures are based on property sales in each area over the 12-month period.
The overall trend was one of falling house prices, though there are some areas where they grew in 2023/24. But homeowners in large swathes of Birmingham and the Black Country may be alarmed to how much houses are being sold for on their doorstep.
Richard Donnell predicts house prices will fall by 22%
Compared with the previous year, it could result in them losing thousands of pounds and potentially impact where they can move to in future. Areas including Perry Barr, Erdington and Winson Green saw average prices fall.
While in the Black Country, this was also the case in places like Halesowen, Oldbury and large parts of Wolverhampton.
